These prime assets are systematically distributed via two secure disposal tracks: **Open Public Auction** or through **Sealed Competitive Quotations**.

Financial Recovery Framework

Immediate Spot Deposit 25% Bid Value

The successful bidder must immediately deposit twenty-five percent of the total accepted bid value on the spot at the fall of the hammer.

Letter of Acceptance Clearance 15% Bid Value

An additional fifteen percent of the bid sum must be deposited within thirty (30) days from the date of official acceptance of the bid. Failure to clear this milestone will lead to the immediate forfeiture of the initial 25% spot deposit.

Remaining Settlement Options 60% Capital Balance

The remaining balance can be finalized through one of two legal methods:

  • Option I (Lump-Sum): Full payment settled without interest overhead within sixty (60) days from the issuance date of the Allotment Letter.
  • Option II (Installments): Paid across sixteen (16) equal half-yearly installments with added interest weight. The initial installment drops exactly six months from the auction date.

General Statutory Terms & Conditions

Age Criteria: The bidder or quotation filer must have attained the legal age of majority (minimum 18 years old).
Asset Status: All commercial units are disposed of strictly on an "As Is Where Is" basis.
Structural Integrity: No spatial division or structural amalgamation of properties is allowed under any pretext.
Title Restrictions: Legal title transfer is strictly prohibited until full final payment is cleared.
Delayed Remittance & Default Sanctions

Non-payment of scheduled installments on due dates will automatically attract an administrative penalty scaling up to 25% of the total overdue amount.

Two-Year Construction Mandate & Site Resumption Policy

Physical construction on the allocated site must be completed within a strict timeline of two (2) years. Failure to comply empowers the Chief CA to resume the land site/constructed structure and permanently forfeit deposits.
